• Hong Kong records: not listed ≠ no problems. The s.24 and s.26 datasets only cover orders issued after 1 May 2023, refreshed monthly. Older orders, other order types, and every other kind of defect are outside this snapshot. Counts are cumulative orders issued, not outstanding - check per-order status in the BD order search. Addresses are BD's published English names; confirm the address, not just the name.
• New York City records are live from NYC Open Data's DOB Violations dataset. Dismissed violations are history, not current state; absence of records is not proof a building is clear.
• Market figures are Zillow Research indices (ZHVI typical single-family value, ZORI observed rent), city-level, Sep 2026. Implied gross yield = 12 × rent ÷ value. It describes the city, not any specific home, and it is not an actual return.
• Listings open on external portals (Zillow, 28Hse). RE-agent does not verify them. No valuations, no investment scores, no recommendation to buy or avoid anything.
